Reminiscent of a New England farm-house in the midst of 10-acres of beautifully landscaped grounds with a lazy apple orchard on the hillside below, Orchard Hill brings the very best in assisted living to Sudbury and the surrounding area. Orchard Hill presents the perfect atmosphere to enjoy all the comforts of home with family and friends. You will have a secure sense of community while preserving your need for independence and privacy. Whether taking a brisk walk through the meandering paths and gardens, enjoying lively activities with friends or just relaxing in the warm and inviting spaces, you will always have something fun and entertaining to do.
Privately owned and operated, Clifford Hughes built Orchard Hill on his vision of Assisted Living – a small scale, nurturing and comfortable place, filled with fun, laughter, and camaraderie, in other words, a place called home.
The Grounds
At the entrance of Orchard Hill there are a variety of native trees, e.g., large 100ft white pines, elm, white and red oak and cherry trees that blossom to a bright pink in the Spring. The evergreens and tall pines are found around the landscaped walking paths for residents and their friends to take a leisurely walk. The paved pathways around the sitting areas and the 100-tree apple orchard afford accessibility to the 10 plus acre site.
Granite benches flanked by bird feeders line the walking paths for “rest stops” where residents can sit and enjoy conversation and the nature surrounding them.
The Apartments
Orchard Hill is comprised of 35 one bedroom and 10 studio apartments.
Each apartment is furnished with a fully applianced stainless steel kitchenette that has a two-burner radiant ceramic stovetop, granite countertops, solid maple cabinetry, a microwave and a refrigerator with freezer. Individual heat/air-conditioning units and electric are all included in your monthly rental fee. All apartments are carpeted and include white mini-blinds.
The bathrooms are large enough to accommodate wheelchairs and the showers are step-in construction; each shower having a minimum of three grab bars and spacious enough to allow for a shower seat or chair. There is also an “Arial” System emergency pull cord next to the commode for any resident requiring immediate assistance.
The phone system is equipped with automatic push button dialing to reach an Orchard Hill staff member 24 hours 7 days a week.
One bedroom apartments consist of a living room and a bedroom; the studios are one room with a living area and a sleeping area. Both apartment types have a spacious bathroom, kitchenette, and numerous closets.

Whether it’s playing bridge in the Game Room, traveling to new places and events with friends in our Orchard Hill van, playing pool in the Billiards Room, enjoying a book in the Library, watching a documentary in the Theater, enjoying a professional dancing routine in the Sun Room, listening to a piano concert in the Living Room, socializing with family and friends in our Country Kitchen, taking a hot tub soak in our Spa, or taking a stroll to the Meditation Drumlin; there is always have something fun or educational to do at Orchard Hill. Our activities and recreation department is able to tailor the programs that are of interest to our residents.
